PROGRAM:

“Marshall & Swift Cost Approach: An Overview”

DESCRIPTION:

This 3 hour Marshall & Swift course will give an overview of the commercial cost approach to value.  Discussion topics include the theory of cost approach, reproduction vs. replacement cost, direct vs. indirect costs, types of cost, types of data, development of costs, retail building costs, office building costs, depreciation and effective age.  This course can be taken individually or combined with day 2 for a more in depth review of the full commercial cost approach to value.

CONTINUING EDUCATION CREDITS:

3 hours of Appraiser credit approved pending with DOR

PROGRAM:

“Marshall & Swift Cost Approach: Best Practices”

DESCRIPTION:

This 7 hour Marshall & Swift course will include discussion topics such as the history of Marshall & Swift, how to successfully use the cost service, use and reliability of the cost approach, developing costs, modifiers, classes of construction, quality ranking, building data, occupancy groups, wall types, HVAC types, basement inputs, yard improvements, hotels, physical, functional and external depreciation, approaches to depreciation, effective age, depreciation schedules, calibrating costs, and mass appraisal, appeals and court. This course can be taken individually or combined with day 1 for a more in depth review of the full commercial cost approach to value.

CONTINUING EDUCATION CREDITS:

7 hours of Appraiser credit approved pending with DOR

INSTRUCTOR:   

Edward Martinez holds the title Senior Professional, Technical Training.  He has traveled across the US and Canada educating groups and individuals on the proper use of Marshall & Swift in the cost approach. Many of the attendees include members of Insurance, Appraisal, Assessment, Lending, Taxation and more. Edward is an IDECC Certified Distance Education Instructor and has helped design curriculums for Insurance, Appraisers and Assessors. Edward started with Marshall & Swift on April 19th, 1993 and worked for the late Joseph Marshall & Frank Swift. Edward continues conducting training sessions and works as a consultant to companies looking to maximize their skill and knowledge of Marshall & Swift in the cost valuation. He is also a frequent speaker and co-presenter at the IAAO and US & Canadian Appraisal Institutes annual conferences.
